Our FAQ covers the questions we get most often, from leasing details and pet guidelines to what you can expect when you call any of our luxury apartments in Atlanta home. Whether you’re just starting your search or getting ready to apply, you’ll find straightforward, helpful information to make the process feel easy and stress-free.
Tours and visits
We’d love to show you around. You can schedule a virtual or in-person tour directly through our website. Prefer to stop by? Walk-in tours are welcome based on availability, and our team will be happy to assist if we’re able.
Application and Leasing
Applying to our apartments in Atlanta is simple and can be completed online through our website at your convenience.
We’ll ask for proof of income and a valid form of identification to get started.
Standard applicants must earn three times the monthly rent. If using a guarantor, the guarantor will need to earn five times the monthly rent.
Our standard lease term is 12 months. Short-term lease options may be available upon request, so feel free to ask our leasing team for details.
For the comfort of all residents, subleasing is not permitted at Highland Square. This is to ensure that all renters adhere to our community policies and meet our requirements.
Renter’s insurance is not required, but if you’d like added protection for your personal belongings, we encourage you to get it.
Our leasing team will send you a renewal offer about 70 to 90 days before your lease expires, giving you plenty of time to consider your options.
At this time, we do not offer affordable housing options.
Move-In and Move-Out Support
Yes. There is a $95 application fee per applicant, along with a $375 administrative fee.
Absolutely. We partner with Updater to help make your move as smooth and organized as possible.
We want you to feel at home in your space and add your personal touch! That said, we do ask that apartments be returned in their original condition at move-out, aside from normal wear and tear.
If you need to end your lease early, a 60-day notice is required. An early termination fee equal to one month’s rent applies, and the security deposit is forfeited.
A 60-day written notice is required prior to move-out.
Once you submit your 60-day notice, our leasing team will send you a detailed list of move-out instructions. A move-out inspection will be completed with the leasing office on your move-out day.
Security deposit refunds are typically processed within 14 to 30 days after move-out.
Fees and Payments
The security deposit ranges from $300 to one month’s rent and is due within 24 hours of application approval.
Utilities are not included and are the responsibility of the resident. This gives you more control over your usage and allows you to choose your preferred service provider.
Residents may choose from Google Fiber, Xfinity, or AT&T.
Rent payments can be made conveniently through the Resident Portal or the WIPS payment system.
Additional fees may include pest control, trash service, washer and dryer, and risk management. Please reach out to our leasing team for full details.
Parking
Yes, open parking is available at no additional cost.
Overnight guests may use designated visitor parking spaces.
At this time, EV charging stations are not available.
Maintenance and Requests
Residents can submit and track maintenance requests anytime through the Resident Portal, making it easy to let our team know when something needs attention.
Most maintenance requests are taken care of within 24 hours. If something urgent comes up, our team works to respond as quickly as possible.
Pets
Yes, Highland Square is a pet-friendly community and we are happy to welcome cats and dogs.
There is a one-time pet fee ranging from $400 to $600, along with a monthly pet rent of $15 per pet.
All pets must be registered and approved through PetScreening as part of our pet policy.
Your pets can enjoy our on-site dog park, making daily walks and playtime easy and convenient.

Every apartment includes a full-size, in-home washer and dryer.
Yes, bike storage is available for residents.
Packages are delivered to the LuxerOne package room, where residents can pick them up securely and conveniently.
Highland Square offers a variety of 1, 2, and 3 bedroom apartments in Druid Hills, giving you options whether you’re looking for something cozy or a little more room to spread out.
Yes, virtual tours are available and can be scheduled through our website.
At this time, furnished apartments are not available.
Community and Lifestyle
Yes. We host a monthly community event to give residents a chance to connect and enjoy the common areas together.
Yes, quiet hours are observed from 10:00 pm to 9:00 am to help keep the community comfortable for everyone.
If you experience a noise concern, please call the office number and follow the prompts to leave a message for the courtesy officer.
Highland Square is located within the DeKalb County School District, which includes Fernbank Elementary School, Druid Hills Middle School, and Druid Hills High School.
Highland Square is located on Briarcliff Road near the North Decatur intersection in the Druid Hills area. The community is conveniently close to Emory University and the CDC headquarters, with easy access to major roads and nearby transportation options.
For the comfort of all residents, smoking is not permitted inside the apartments.
